Getting there
About 15 minutes from Acapulco International Airport (ACA), the closest beach area to the terminal. Mexico City is under an hour by air, or about 380 km (236 miles) by the Autopista del Sol toll road, 4 to 4.5 hours without traffic.

Can a foreigner buy at BAÍA?
Yes. Acapulco is inside Mexico’s restricted zone (within 50 km of the coast), so foreign buyers hold title through a bank trust (fideicomiso) with a permit from Mexico’s Foreign Affairs Ministry (SRE). Read our guide on buying beach property in Mexico as a foreigner.
Can the building withstand a hurricane like Otis?
Since December 2023 Guerrero requires coastal buildings to be designed for winds of 200 to 300 km/h, and after Otis, UNAM engineers found that concrete structures did not fail: the damage was to windows and facades. According to the developer, BAÍA has custom GERB viscous dampers that dissipate energy from earthquakes and wind, and European-system window frames reinforced for high wind resistance with a sealed 3-point lock.
Can I insure it?
Yes, and we recommend it: when Otis hit, only about 30% of Acapulco condos were insured. There are two policies: the condo association’s (structure and common areas) and yours (interiors and contents, with hurricane, flood and earthquake coverage). We can help you get a quote through a broker.
Is Acapulco Diamante safe?
Homicides in Acapulco fell 25% in 2025 (SESNSP, Mexico’s national public security system), but 78.9% of residents perceive the city as unsafe (INEGI, June 2026). There is no official data by neighborhood. BAÍA has 24/7 security, double vehicle access control and CCTV.
Can I rent it out by the night?
No. BAÍA does not allow vacation rentals: it is a long-term family asset for the exclusive use of its residents, which protects the security and family life of the community.
Will it go up in value?
Pre-sale prices tend to rise as construction advances and units sell: in Tower 2, 21 of 41 residences are no longer available. Oceanfront property in a prime location like Playa Diamante usually holds its value and appreciates over time. As with any property, future prices are not guaranteed.
